When conducting a home inspection, you may need to obtain a report on wood-destroying organisms. Contrary to popular belief, this report is not solely about termites, and it’s incorrect to assume that one form covers everything.
If you’re in the process of a VA refinance or purchase, you’ll require an NPMA 33. This is an additional form, and most inspection companies typically charge extra for this service. The primary distinction between the state form and the federal form is that the latter necessitates checking for other organisms as well. This could include white rot, paki rot, cubicle brown rot, and termites.
In the state of Florida, as per my last check, carpenter ants are not considered wood-destroying organisms. They are, however, wood-damaging organisms, but they do not factor into the report. Nevertheless, if these ants are found, it’s advisable to treat the area and locate the source of the colony.
To further complicate matters, you may also encounter powder post beetles and old house boring beetles. The damage caused by these insects differs slightly, and if live insects are found, the treatment will typically involve fumigation, similar to the treatment for drywood termites.
